Ease of use

We take advantage of Excel; however, you do NOT need to know Excel to use Lx LseMod. Drop down menus make printing, emailing, and navigation commands as well as multiple options to modify and tweak reports just a click away!

Capital vs Operating Lease Test

Check if the lease is a capital or operating lease based on the 90% rule. There is no need to do separate calculations on another spreadsheet, you can adjust the numbers as necessary!

GAAP Rent

Show rent charged to the P&L (and EBITDA) based on GAAP or use Effective Rent or just show the rent as straight Cash Flow. Since budgets are based on P&L, end user’s can see exactly how costs will be charged to their budget.

GAAP Sublease Analysis

Include the costs for subleasing all or part of the space, and optionally, adjust your P&L (and EBITDA) analysis for the GAAP Loss on Sublease / Accretion Expense.
